Our brokers have a unique and thorough approach to landlord representation assignments. At the onset we will assess the scope and the needs of the project, which includes analyzing and determining potential tenants, rental rates, optimal configuration of the property, lease abstracts, and a plan to add value to the project.
From there we will prepare a marketing plan that will include a customized property brochure with photographs, maps, demographics, and other important specifications. “Available” signs will be placed on the property where appropriate, and the project will be added to online databases such as CoStarand Loopnetwhere they will be visible to thousands of potential tenants and their representatives. The property brochure will be broadcast via mass email to our extensive list of prospects and real estate contacts. In addition, we will utilize the most current and popular social networking tools to further market the project. A “target” list of specific tenants to contact will be generated by examining the surrounding market and determining existing users, tenants that are not currently in the market, potential re-locations, and users that will best serve the needs and wants of the surrounding demographics.
When relationships with prospective tenants are established, our brokers will conduct showings, provide marketing materials, negotiate letters of intent and proposals, and communicate with the other parties’ broker.
