What to Expect from the Broker:
  1. Determine The Needs Of The Owner and the project
    1. What space is available and what is the optimal configuration to maximize square footage without sacrificing design flaws
    2. Who are your potential small tenants, outlot users, Anchors, and mini-Anchors
    3. What restrictions, if any, exist from existing Tenants
    4. Who are your Anchors in the project and which tenants will co-exist
    5. How can the values of be maximized
    6. What rents are needed and what will the market bear

  2. Marketing Package
    1. Potential Users
      1. Break down contact list by anchors, mini-anchors, shop tenants, and outlot users.
      2. Prepare a list of users already in the market.
      3. Determine which uses are not currently there and target specifically.
      4. Develop a hit list of Tenants that are in the market in need of relocation or expansion.
      5. Correspond with all Tenants by providing marketing information to each.

    2. The Property
      1. Compile demographic information including drive times, full reports, and color coded demographics.
      2. Provide clean site plan and aerial photo.
      3. Develop map of the area indicating generators and competitors.
      4. Develop a map to indicate where the market will draw from.
      5. Compile a fact sheet for property indicating all available space and pricing.

  3. Implement Marketing Program
    1. Correspond with Tenants selected
    2. Send packages to prospective Tenants
    3. Physical viewing of the property by prospective Tenants
    4. Prepare and deliver Letters of Intent to Tenant/ Owner
    5. Install "Available" signs on property where appropriate.
    6. Provide details of project on Kowit & Passov web page as well as "LOOPNET" and other web services.
    7. Send mass e-mails to brokers

  4. Negotiate Letters Of Intent And Leases
    1. Communicate between both parties' legal council
    2. Guide the finalization of legal documents to satisfactory conclusion to assure targeted turnover and opening dates
    3. Keep in the loop with the application of permits to the city
    4. Keep the Tenant informed of important dates so that Tenant opens as scheduled

  5. Reporting
    1. Throughout the process provide Owner written bimonthly leasing status reports
    2. Provide complete information on the property to all retail Brokers and cooperate fully with all


What to Expect from the Owner:
  1. Prompt Response To Calls
    1. Calls for the discussion of offers/ counter offers
    2. Calls for general questions regarding the property

  2. Accurate Information
    1. Information regarding what deals can be done
    2. Information regarding the condition of space
    3. Clean site plan for marketing
    4. Keys for all vacant space

  3. General
    1. All calls on property to be referred to Broker
    2. Kept in the loop with discussion with new/existing Tenants
    3. All Vacant spaces will be kept in a presentable condition
    4. Prompt response to offers and lease negotiations.
